  • A property concierge service involves a comprehensive assessment of a property's visible and accessible systems and components, including plumbing and roofing. Its purpose is to provide clients with a thorough understanding of the property's condition. It's important to distinguish what a property concierge service does and does not do. Unlike an appraisal, it does not determine the property's value. Instead, its primary focus is on identifying issues and estimating repair costs. While it doesn't provide a technically exhaustive evaluation, it offers an assessment of the property's condition on the day of the check-up, considering normal wear and tear.

  • No, only trusted individuals with the necessary training and technical background can provide property concierge services for compensation. To qualify as Chomie property concierge providers, they must meet specific experience requirements and pass background checks. Their check-ups must adhere to Chomie's Standards of Practice and Code of Ethics.

  • Most clients lack the knowledge, skill and emotional detachment needed to do property concierge services by themselves. By using the services of a professional team, clients can gain an understanding of the condition of the property, especially whether any items are so defective as to impair function or warrant further investigation by a specialist.

  • Chomie Property Concierge typically oversees the assessment of structural components (floors, walls, roofs, chimneys, foundations, etc.), mechanical systems (plumbing, electrical, heating/air conditioning), installed appliances, and other major components of the property. Our concierge services also encompass reporting on wood-destroying insects, environmental contamination, pools and spas, detached structures, and cosmetic issues. Always inquire with the property concierge team if they cover all the aspects that are important to you. If not, it is your responsibility to arrange for their assessment by requesting a quote from Chomie.

  • You will need to download the Chomie application and subscribe to our services. You will be responsible for the payment of the property concierge services and any subsequent assessments. The check up is to be carried out after you have signed the purchase contract. Be sure to schedule the assessment as soon as possible to allow adequate time for any necessary repairs.

  • Whenever possible, you or someone representing you should be present for the initial visit. The team can discuss with you the findings of the assessment and highlight any identified issues. Typically, the property assessment can be completed within an hour (though the duration may vary based on the size and age of the property). Chomie will provide you with a comprehensive report of the property, including videos, photos, and status updates via the Chomie application. The property concierge report remains your exclusive property, and Chomie will only share it with others upon your explicit permission.

  • No, reports can vary greatly. Chomie reports consist of a “checklist” of the systems and components to a full narrative including photographs and videos. The property concierge report will give you a written “Summary” of the inspection identifying any system or component that does not function as intended, or has tangible evidence that warrants further investigation by a specialist. The summary may also describe any system or component that poses a safety concern. The summary does not represent everything you need to know about the home. Carefully read and understand the <u>entire</u> property concierge report.

  • Before any repairs are made (except emergency repairs), call Chomie to discuss the problem. Many times a “trip charge” can be saved by explaining the problem to Chomie consultants who can answer the question over the telephone. This also gives the Chomie a chance to promptly handle any problems that may have been overlooked in the check up process.

  • Yes. Some repairs may not be as straightforward as they might seem. Chomie may be able to help you evaluate the repair, but you should be aware that the re-concierge is not a warranty of the repairs that have been made, knowing that this is a chargeable service.

  • Yes. Some repairs may not be as straightforward as they might seem. Chomie has a suite of certified and trusted services providers (SP) who can conduct the required repair. Chomie admin will get quotes from several SPs and share them with you. You will have to choose which one to go for, based on their profile, and Chomie will make sure that the job is done to perfection. After the repair is finished, a detailed report will be shared via the app for the client's approval.
